That makes sense. my friend in new Orleans has to pay $12,000 a year premium on a 400k house!A 68 Mustang Coupe... it was crazy, fared no better with Grundy, I think they were $7-800 range...thought I had a great deal with Collectors, lol!
Youre correct, the Woodlands isnt a high risk area.
Now all that being said it was only a couple of weeks after a major flood (8" in 16 hrs iirc) and the area had been declared a disaster. I never flooded or even came close but because of my zip code all the writers were on a hold...

I was one of five operators in Corporate security. We controlled all security and fire control for the Building, (50 floors,3,750 Employees,) all 19 Vice presidents personal Homes, all Gas Compressor stations in the U.S.,,and assets for the company world wide. I remember that, did some work in the newer tower years ago, I don't think it ever filled up until it was sold. I worked a lot DT when I was a union electrician, I was based out of 1 Shell, we had contracts with Shell, Chronicle, Chase, JpMorgan & Calpine...Ken Lay, , Schilling all got what they deserved....Arthur Anderson is supposedly back in business, thought the Fed shut them down...
