Shop Insurance.

Hello, I rent a 1400 SF shop which I use to work on my cars as a hobby.
My landlord wants me to insure the shop but as it is not a business and my home insurer is unable to help. I would also like to start a small car club and share my shop with a couple of friends but am worried about liability issues. Friends are friends until they get crushed by not using a lift properly. I live in California and was wondering If anyone has run into this issue and can point me towards an insurer or give me advice.

Where in Calif. ?? Any major insurance company can give you a quote for liability, fire ,flood & comprehensive insurance, I had mine thru AAA, with all of my other, boat, car, race cars, trucks, trailers & home owner policies... Your Home owners Insurance won't add a supplemental renters policy ?? That's strange, they usually will love to add any policies...
 
When I was renting, my insurance co said that renter's insurance only covered my belongings....furniture and whatever else was in the building (no cars) but the building had to be covered by the owner.

As far as I know, the building itself has to be insured by the landlord, but the contents need to be insured by you. As stated, check with several of the big insurance companies. Or, you might ask Reggie Jackson how he pulled it off.

Mostly all priceless Brand X GM stuff, if your referring to the highly suspicious fire in his Oakland Ca. shop/warehouse, many years ago now...

i rent commercial space out and my tenants prove they carry insurance for all their stuff and liability for anyone on or in their space or common grounds. as the owner of the building i insure the building and mechanical referred to as boiler plate coverage but no 2nd or 3rd party liability. your landlord is probably seeking coverage for you and yours due to something happening in or around your unit. this is common in rental situations. my holding company is specified on their policy so as to proof of insurance.
being you are not a commercial venture i would think your home owners policy with a shop extension clause would be available. once you bring up the reference to a club of sorts you are opening another can of worms. the landlord is looking for proof that someone injured in your unit is covered by you and not him.

What's interesting is I have a buddy that lives in a steel industrial building that his family bought from Reggie Jackson. As I understand it he was going to put part of his car collection there but decided to put them in the building next to the furniture warehouse. Talk about bad luck huh?
 
Once you open your shop up to your "buddies" that's where I see the problem. Because now, technically you need to make sure you are covering them with insurance also, in the event someone gets hurt. Keep checking around, but I think once the agent is aware there will be other people working on cars, etc in and around that shop, it will be a larger issue getting the correct coverage. Many insurers don't want to be liable for any and all people coming and going and working on their cars. Good Luck!

you can buy that coverage but get your wallet out. you can pretty much buy whatever coverage you need or want but it costs and sometimes large. think of it as your buddy is under his car on your stands or hoist and it lets go. who do you think should be responsible, you, the land lord or your buddy? once a lawsuit gets started they take on a life of their own and gyrate towards the deepest pockets.
another angle i would think about is maybe this. i be thinking when you say some buddys, maybe a 1/2 dozen or so guys. i would take whatever is required in $$ and have a lawyer write up a disclaimer that they all sign taking you and your landlord of the hook. it will still be a grey area but it will help, i think, maybe. thinking out loud is all. good luck and let us know where it goes.
