People are stupid. Everybody knows when you appraise something, the underlying reason is for insurance purposes. If something happens to said appraised property, the appraised value is to give you and the insurance company something to fight over. Because they WILL pay LESS than the appraised value. Everyone knows appraised values are set high just for this reason. Stupid people.
