What did you do today....other than work on your car!?

Finished putting the last of ten of these shelves together. Super heavy duty. Hold 1500 pounds per shelve.

Residential rental tenants moved out after 3.5 years.

Painting, cleaning, repairs etc.
Not terrible but worse than we thought at first.
Had porch light (on a pole) head hanging over by the wires and mail box legs rusted off at ground level.
Why not say something about those and let us fix them?
They "fixed" the holes left by their pictures.
Rough (I mean ROUGH) mud all over the knock down that can't be undone, and they used paint that was too light.
Caused us to put a clause in the lease- "Do NOT repair picture hanging holes, or paint walls".
They used clear packing tape to cover the switches and receptacles and about half of it was still on there.
WTF?
So far only $350, but will likely need at least one ceiling fan @ $50.
We told them to come get their trash can full of plant clippings and they pull up in a '21 ram crew diesel dually with custom paint, wheels and grill. I bet 75K truck or more. They were renting a 1100 square foot house and had to be reminded to pay the rent on time (but always did).
Rent is going up $250 a month.
50 applicants in one week.
 
More chips... Bearing spun & damaged the bore... Had to do all four to keep the unit balanced...

Recently finished up some storage shop shelving also. Made mine out of leftover material from building the storage shop this past summer.

Woke up to a cold house, burner igniter lived it's life I guess. Thankfully proactive here and had a spare new Carlin 41000s sitting on the cold air return ready to go. Just ordered a new spare one from Patriot in the USA. $36 for the part and $44 for USPS. That's $107 Canuck bucks to the door. Best I can find in Canada is to the door for $138 Canuck bucks + 13% tax.. wtf...

Then I had to hit the plow truck again. 6+ inches since plowing yesterday and now it's +6C ( 43 F). Not fun pushing mashed potatoes but had to be done. A foot of snow is forecast for the next 4 days and then +8C again on Saturday...fak..

Absolutely the right way to "Bee" nowadays. When living out in the country like we do, we have to think ahead and try to be prepared for these situations before they occur. Especially now with all the shortages, high prices, and delays in shipping and who knows what else come tomorrow.

As for pushing those "mashed potatoes", once again if you put it off and it freezes up again, then you've got a REAL mess and can't plow it then. So while its still soft is definitely the time to do it! :thumbsup:

Your problem is residential tenants, industrial and commercial are different animal's.
I'll stick with mine.

We've done pretty well, though. Only one family really "trashed" a house and another did some stupid **** but I wouldn't go so far as to call it "trashed".

Our tenants stay 33% or more longer than the average and we rarely lose a whole month to rehab between tenants.

My commercial stuff is way more feast or famine, though.
Some years I run with multiple vacant units and some years (like this year) I have a waiting list.
 
Unpacked boxes in the garage. Cut up said boxes for recycling.
Took a fast walk for 4.6 miles.
Unboxed and assembled welding cart and unboxed welder (early Christmas present).

I have the 210mvp and it's awesome.
Also have an old Miller tombstone that I'm trying to master. I also have a big cardboard problem here with flooring and all the **** the wife buys.
 
More quarantine progress. Wife feels better, daughter and I are still negative but I can't get much done with a 6 year old. More flooring and cheesy fireplace entertainment center.

I have an old Millermatic 200 MIG and looks like it needs another liner. It's been awhile since replacing it but it hasn't had that much wire run through it. The spool might be dirty too. Had to run off 75 feet last time....the dang spool has been in it since 86! lol Also, my TIG machine sprung a leak in the line running from the coolant tank to the hose fitting for the torch. I can run it with the pump unplugged but then the fan doesn't run so can't run it for very long. Two welding machines and both are crippled. Should have kept my old 225 cracker box for times like these....

My CPA and wife's cousin, has millions of dollars in commercial buildings that he started buying years ago. All were new and two strip malls. If you asked him today, if he had a do over, would he do it again, he'd tell you, never.
Residential properties were a 5 to 10 year and unload them deal, always. Not interested in rehab, roofs and heating and cooling systems. Can't make big money rebuilding houses to rent out. Take the 5 to 10 year equity and move on.
Flipping a half million dollar house is where the money is. 30 to 40 days, 40 to well over a hundred thousand dollars.
 
We've actually put new AC units and new roofs on both of them in the last 5 years and are still making good money even factoring that in.
We do 80-90% of our own repairs otherwise. We have very complimentary skill sets.
I do heavy mechanical, electrical and plumbing, my wife does finish carpentry, trim and cabinetry.

I don't see us unloading them until either they or us get really old, however the spike in real estate values over the last few years has been a real eye opener.

For us they have been like having an income from a second job, without actually working the hours of a second job if that makes sense.
Sometimes the hardest part is driving to the bank to deposit checks. (oh, man I have to do that again already?)

If we had it to do all over again, I believe we'd be more aggressive about acquiring more properties.
We could have bought literally the last available house in that same neighborhood before the upturn, but didn't because it would have exhausted our capital. Looking back, we should have, as it was an easy repair and we'd have had our money back by now and then some.
 
What did I do today other than working on my car ?
Sat on the couch and watched You Tube. Then took the wife's Honda Metro scooter for a ride.
(somebody gotta keep the battery charged :p)
It was a nice sunny day about 66*.
Oh yeah, walked the dog..
 
I mowed the yards.
Hey...what is the advantage of Mulching rather than bagging the clippings? I almost always use the bag. I ran out of trash can space so I just let it mulch and was surprised to see hardly any clumps of grass collecting anywhere. Is mulching better for anything? Is there any advantage to it?
I hope you parked the cars safely before doing the weed-whacking. :D
 
Well it's not MY Mopar, back to chugging away on dad's truck. Had a setback, didn't realize the core support that the salvage yard sold us was the wrong year until I started bolting everything together:BangHead:. Had to cut the headlight mounting area out and weld the right one in. While I was at it I tackled the bumper, filled in all of the holes the previous owner had drilled then fixed the crappy looking ends.

Resolved the blower resistor and throttle cable mount issues as well. Dad asked for A/C, super easy until I couldn't find where the resistor went but once again you guys pulled through.. got the hole cut and voila we now have a blower. Switching it to a Holley meant making a few tweaks, 2" up and 1/2" forward.. another problem solved.
