What did you do today....other than work on your car!?

Took the day with Michelle and Danielle, took the Wrangler down skyline drive. Sunny, warm, no top, no doors...beautiful day.

Tomorrow...back to reality. I start demo on an apartment a tenant DESTROYED. Have the dumpster for 10 days...gotta move fast.
 
can't sleep, maybe pouring my apron on my shop this morning, 16x36. started this over a week ago got rained out, then vacation time for the cement guys. been walking over wire and dirt to the man door. got more rain coming tuesday night so they say. :BangHead: :praying:
 
Still working on turning over rental house #2.
The market sure has cooled.
Normally we get dozens, sometimes hundreds of inquiries.
This time, despite being about $200 under market, we've only got 3 hits in 3 days.
Showed it yesterday to a single mom.
Honestly, she seems fine and I'd be happy with her if we don't get any more quality applicants.
Only 2 other rentals available in the 5 adjoining neighborhoods.

House across the street is for sale.
I'd love to buy it but it's a flip from a former rental and they are dreaming.
2 months ago sold for 190, now asking 285.
NO WAY is that gonna happen.
I'd need to be at 150.
...and for the past 2 days, there's been an "open house" banner in the yard...
...but no one is there.
I've seen five families stop and look, but they can't get in, so they leave.
THAT piss poor service sure ain't gonna sell that premium priced house.

Might ought to put a "for rent" sign out front of ours and poach prospective buyers.

Got a 20 yard dumpster delivered for construction debris, for the rental apartment I have to rehab.

6 hours straight. Solo, just me. Not an ounce of construction debris.

That's all **** the tenant left behind. And, I broke everything down flat. Dresser? Broke down to flat pieces. Table? Broke down to top and post. No airspace if I could help it.

And I haven't even touched the basement yet.

But the smell....mmmmm.....mouse piss and ****, dog piss and ****, crappy housekeeping all around....mmmmmmmm, SO nice in this heat!

amazing how some people live. we've done work in some of those homes, in ann arbor, over the years

Part of a Historic Golf Course resurrection/restoration project that I've been helping out with. This was a dedicated train station that use to bring the rich folks from the cities, up to the front door of the old hotel back in the late 1800's, early 1900's. It was a gorgeous 500 room Grand Hotel overlooking the mountains in those days. Back then, wealthy people summered here to get away from the foul stench of the cities.
This image will be hanging in the new Clubhouse/Restaurant on the property... along with many others. This one is the largest however.

This particular image started out as a high quality scan of a 4"x5" image that I downloaded from the Library of Congress. A few months of work and several cups of coffee later it is now a nice quality image suitable for enlargement up to 7 feet in width. The new image is actually noticeably sharper than the original with a much improved tonal range. Unfortunately, stuff like sharpness and tonal range can not be reproduced here on the forum. It's just the nature of the beast.
 
Finished up a shower remodel in hall bathroom. Wife ordered a new vanity and top last nite. So that will be next week's project. Bathroom will get all new paint while its out .

New floors throughout the house will be next year

Also building a 727 for a friends A100 project
