Who has MOVED from their home state ? How difficult was it for you?

The work room should hold a car and enough room to walk around space.
Last night I tossed and turned and did not sleep a wink.
The main shop is long enough for 3 cars. It was built for RV storage so the ceilings are tall enough for the car lift. The side room should be great for storing all the small parts, interior stuff, etc.
One forgets how much stuff one has until one has to MOVE it!

Looks like a really nice place. As long as you can live with the 100 plus degree days. Been on market for 150 days, there has to be room for negotiation.
I deal with 20-25 days each Summer at or above 100 here in CA. The humidity is not an issue here but it is even lower in Arizona.
The high elevation is the reason. Overall, the weather looks a lot like here.
The rainfall looks to be about 1/3 what I'm used to. I'm not a fan of the desert landscape for a back yard. I love to look at the mountains, rocks and cactus when driving around or visiting In-Laws there but I'd need to put in some areas of grass in at home. Not just for myself but for the dogs as well.
 
Can it fit two side by side?
I estimated the interior width at 13' when we looked at the house in February. I didn't have a tape measure with me then.

There are building easements that may prohibit that. I can't build within 30 feet of a side or rear property line.
It is an ironic thing....8 acres on the plot and the house is at the far north end near the property line. I wondered why anyone would choose this spot on the whole 8 acres to build the house. It appears that it is the highest ground and that it slopes down everywhere from this point. Not a steep slope but one nonetheless.
I'd build an additional storage building out back to protect the trailer, parts and project cars.
 
When we bought several acres of land, I had made the mistake of building our house too near to the west property line that became a hassle last year building a 2nd garage. 20 years ago, the 'idea' was that we might later sell off some of the other acreage thereby having our house positioned farther away from other houses. Lol, about NOTHING worked well on that idea...or a few others.
 
I have one already along with pistols and a shotgun. I'm curious about the possibility of setting up an area to target shoot.
There is so much to learn. I know nothing of the differences in laws, the building codes, etc. AZ does not observe Daylight Saving Time. I think that I will LOVE that. It always feels terrible in the fall when we change clocks back. It is like a bill coming due that you hate to pay.
I have friends that have histories of buying crappy fixer-upper houses and struggling to restore them. Neither are Carpenters so I've been solicited to bail them out of poorly planned and executed repairs.
I never had the patience to live in a crappy house and restore it over time. An addition is one thing but living with bare plywood floors, exposed ceilings and walls ? Hell no. I could whip it back into shape in a reasonable time but no thanks. I can deal with a fixer-upper in the garage or shop area but not where I actually live.
 
If I had my choice, I would have put the house and shop further away from the property line. Starting with a bare plot, I can drive a tractor so grading the land isn't a problem. Life is fraught with some compromises so I'm not deterred. Fencing along the property line will help with privacy.
Looking at every other available property in the lower temperature locales results in something with dirt roads, excessive slopes, ugly styling, FULL solar versus city power, no garage/shop or a little bit of all of those things.

1) Best chance for an unobstructed view and that's a nice view of the mountains! No doubt nice sunsets too.

2) I suspect the septic system percolation test was easier to pass on higher ground. Where is your septic tank and drain field in relation to the house?

I know you know, but here goes anyway:

Inspection should include:
- Septic system and when was it last pumped out.
- Water well pump/tank/ system age, flow capacity, and water testing (what is in the drinking water). How deep did the company drill it?
- Pest control was last performed when? Insects, spiders, scorpions, etc.

Still confused. You're talking about assuming the seller's loan but said no bank approval is necessary. If one assumes a loan it would be subject to the lender's approval, and I haven't heard of assumable loans for many years (doesn't mean they aren't out there).
yes, subject to is still a thing and being done more and more often. The property deed and the mortgage loan are not tied together - they are separate.

Not to derail the main theme of this thread so that's all I'll say - my point is, with this property being listed for 141 days, it's approaching the 180 day de-listing date. Because of that, to help the seller AND save some money, it would be wise to call the listing agent and ask the simple question - is there something I can do to help the seller's situation and ask if you can speak to the seller to find out their situation - was it an inheritance? They need to move? The loan payment got to be too much? Whatever the reason will inform you what options there may be.

If so, it's got to be give and take and some form of terms negotiation is at the very least a 50/50 possibility. If they say no, just tell them, well ok I'll check back in 2 weeks and see if anything has changed and maybe we can work something out. Often times a seller will say no and then call a few weeks or a month later and be open to some form of deal that is at least a bit more favorable to the buyer than a straight as-advertised 30 yr loan situation. The interest rates right now are very high for the last 20 years and the Fed is set to raise rates one more time by end of July, so buying power is greatly reduced with rates of 7+%.

I'm just informing KD of some things I've learned over the past few years and he can do with this info what he wants.

Perfect then, you haven't bought it yet?
 
If a person has a VA loan, another person can assume that loan but the person with the VA loses their VA eligibility till that loan is paid in full.
Right....and that was one of my reasons for looking to assume a VA loan. The amount down was only 2500 (still wasn't chump change in 73) and I had it with the help of my dad loaning me a few hundred. I had just started a new job that paid well so all I had to do was not get fired during the probationary period. Made sure of that because really didn't want to continue working for my dad lol

The area in the back of my shop is 13' wide after building my air conditioned work room and adding a 28" work bench to the wall. 13' isn't bad until you get old and then it sucks.....and I can only imagine how much room a lift would take up in having to walk about it.
 
i went to a few company meetings outside phoenix when i was working, at breakfast looking out the window everything looked dirty and the air was brown. i asked some local co workers what was going on and they said it was there typical dust storms blowing thru. they said in the summer it was common to get them once a week in varying intensity's...something to consider looking at arizona.
 
Kern is retired, if it’s dusty he can just close up the shop and keep on working.
 
I’m surrounded by farm fields, most of it I lease out to farmers. Garage doors face west, to the prevailing wind…dust and such accumulates in the garage. Used to sweep and vacuum much more than I do now. Sure looks nice when I’ve done it; but two weeks later, looks like it was never done. Always having other stuff that needs doing, don’t get bugged about it as much anymore. Used to be picky about the vehicles being super clean. Clean the car every week or deal with one fix it or another first? I’ve adjusted my priorities.

I looked up the detailed annual weather data for both places and they are quite similar other then less rain. I was surprised. Just off the top of my head I assumed similar weather to havasu, not. Why is it cooler in Kingman?

That’s more than four times the amount naturally replenished each year, according to state and federal estimates.

And they point the finger squarely at corporate megafarms, which, according to data from the state water department and Mohave County, were pumping 60% to 72% of the groundwater used there as of 2021.
