Ternaders in December??? Hard to imagine!
But yes, hope everyone (and their cars) are safe and sound.

KD, care to post an update of your current short list of locations you've narrowed it down to?
As you know, I've also had a move on my radar for a few years, but am likely 5-10 yrs behind you due to family and work logistics.

My own short list based on my own travels across 40 of our 50 US states as well as 15 countries OUS and feedback from others: North Carolina, Utah, Flagstaff, AZ, with longer term plans for possibly out of country (including Japan, Malaysia, Panama, Turkey).

I don't know if you've been following the current real estate market and predictions, but all indications I've seen analysis on the past 6 mo seem to point to a market self correction by sometime in 2023. Nobody can predict these things for sure, but if you're planning on cashing out on the current upswing when you move, the next year may be a good time. If it were me though, if you can afford it, I would hold onto your CA property and rent it out for a few years after you relocate. That could supplement your new location expenses and also provide a tax deduction. Whether you plan to stay here or not, CA property values should still hold value for the long term.

I still have intentions of moving. I know that wherever it is, I'll have to deal with weather that is different from what I have dealt with here.
My travels in this world are very narrow compared to others. I've never been out of the country. I've visited less than half the states. I do know that I don't want to deal with snow except for a few short periods. I don't want to live with extended humid summers either.
The short time I had in Tennessee was nice. It was beautiful, as was north Georgia. The wife thinks we should take another trip just to see more of Tennessee to get a feel for the businesses, the lay of the land and the people. I like that idea.
TN gets greater consideration for their LACK of a state income tax.

If humidity/temp/dew point is a factor, I would log onto locations you think you might be interested in to check the weather on the computer. June thru Sept. Tn can be very humid with little wind. Any dew point in summer over 60 is uncomfortable.
Me, I hate humidity and lack of wind. Raised in S W Ga and lived in N and S W Missouri 37 years. Humid East of Kansas!! I have been here in SE Tx for about 4 years. I moved here to Tx as it is wife's home, other wise I would never live in Tx East of I 35!!
Years ago I have driven from N Mo. to a mopar bud just 20 mi East of Nashvile. I would get there about 6 pm and almost MELT from the friggin humidity and lack of wind!!! LOL!
I could tell the difference as I got to the bootheal!

The wife and I are both retiring in a few short months. Going to sell just about everything, except the 72 Challenger and the other 73 Roadrunner. Taking the truck and travel trailer on a "walk about" of sorts to see what area of the country we want to build our next house in. Not to live there very often, more of a base camp to support our travels. Too much of this country we have not seen. Just like you, Kern, Tennessee is high on the list (at least the north eastern area). Probably just be nomads for a few years burning up the kid's inheritance. If we get tired of that, we can take a break and I can finish another car and put the $$$$$ in the Superbird account. I am sure the better half will love that idea.

(including Japan, Malaysia, Panama, Turkey).

I spent 18 months in Turkey, it sure as hell wouldn't be on a list of places I'd want to live..... I've been to Japan, it would be much higher on a list but still well below a place I'm prepared to relocate to...

how long ago were you there? Istanbul specifically has ranked high on expat re-location lists for several years now. It's not what it used to be from what I understand. Weather is temperate, lots of culture. People I know who have been there the past 10 years rave about it. I've been to Japan many times, but it's almost as expensive as California. Panama has been in the top 5 for expat retirement for a long time now as well. Out of those OUS countries I listed, I've only been to Japan a few times, but not yet the others.

I'll admit it's been a long time, but not long enough.... Somehow I can't see it making my short list...

This place looks right for me.

Population of 187 looks good.

You guys are too kind. I made a self deprecating joke and you didn't run with it!

We were laughing, but not playing along this time.

Is Tennessee still on your short list? Are you going to buy acreage and build a house and shop?

That is the idea. We are on 1.2 acres here but would like much more.

Lucky dog with 1.2 acres. I'm in a San Jose rental on maybe less than 0.1 acre. Grrrrr..
In all seriousness, my buddy Darren used to live in Fairfield on a 5 acre spread and it seemed about perfect. Are you looking for more than 5 acres?

The Wrath of Kern Dog. Sounds like a movie title.
